Q: When can I use my holiday home?
A: Park Cliffe allows its owners to use their caravan and lodges during the period 1st March to 19th December.
Q: Can I move permanently into my caravan holiday home?
A: No. You are restricted to using it for holiday or recreational purposes. If you were to live permanently in your holiday home, this would be in breach of the site licence and pitch licence agreement with serious legal consequence.
Q: Do you only sell new caravan holiday homes?
A: No, we occasionally have good second hand caravans in a range of prices. Sadly we can’t predict what second hand caravans we will have at any time, but if you are looking for a caravan with specific features or within a particular price range we will happily take your details and call you when a suitable caravan becomes available.
Q: What are the annual running costs?
A: The annual pitch fee is due 1st December each year and is £3175 inc vat for the 2011/12 season for caravans and £3700 inc vat for lodges. This covers security on the Park, Park maintenance, landscaping, refuse collection, grass cutting, water, sewerage, use of the Park’s great facilities and annual reinvestment. When you purchase a caravan you will be charged a pro-rata amount reflecting the amount of the season remaining.
Rates are invoiced in July each year and were £196.18 for the 2010/11 season.
Electricity is metered and customers pay for only the amount that they use.
Gas is also metered annually on some lodges where there is a bulk gas supply.
Holiday caravans (and some lodges) are provided with 2 x 47kg gas cylinders. They are fitted with an automatic change-over valve, so when one runs out, it changes to the second cylinder, and an indicator shows that you need to order another cylinder. The gas cylinders vare ordered from the park office and are paid for at the point of ordering. One of our team will deliver and fit the gas cylinder for you.
The park offers competitive insurance cover through Towergate Holiday Caravans which is invoiced in July.
Q: Is the park a member of a professional trade association?

Q: Do we get any kind of agreement or contract for the pitch/caravan?
A: Yes, we use the standard contract produced by our trade association, the BH & HPA, and the NCC (National Caravan Council). This agreement is the contract that will be made between you and the park and it includes your right to keep the holiday home on the park for a given period of years and the times during which you can use your unit. Copies are available on request.
Q: How long can I keep my caravan on the park?
A: You can keep your caravan at Park Cliffe until it is 10 years old (25-30yrs old for a lodge) subject to the licence agreement and park rules.
Q: Can I trade my caravan against another one?
A: Yes, we will take your caravan in part exchange against either a new or second hand caravan.
Q: Can I rent my caravan/lodge out?
A: Immediate family and close, personal friends are all welcome to use your holiday home, but we do not allow the commercial letting out of caravans/lodges on the park.
Q: Can finance be arranged for the purchase of the caravan/lodge through you?
A: Yes, we are able to offer finance, please ask for details. We use RoyScotLarch.
Q: How much money would I get for my caravan or lodge if I decided to sell after a year?
A: If you were seriously thinking of owning a caravan or lodge for just one year, we would advise you not to go ahead as caravans & lodges are just like cars - they do depreciate and the first year is the worst. After that, it really depends on how well you look after it and the state of the economy.
Q: Do you allow pets on the park?
A: We welcome well trained dogs but reserve the right to refuse certain breeds.
Q: What facilities do you have on the park?
A: We have a bar, restaurant, shop, games room, and a children’s play area. We also have beautiful landscaped grounds complimented with lots of peace and quiet. We don’t have a swimming pool, but there are local hotels that offer this facility.
Q: When are the bar, restaurant, shop open?
A: These facilities are open during school holiday periods and weekends during 1st March to 13th November.
Q: Are you a camping or caravan park?
A: We do accommodate campers and tourers but the holiday home part of the park is completely separate in a very peaceful area with lovely Lakeland views. In addition to the 46 holiday caravans we have on the park there are 9 holiday lodges, 5 of which are in another separate area “Ghyll Brow”, with the remaining 4 spaciously situated around the perimeter of the park.
A: Do you employ sales people?
A: No, you will be shown our caravans by the Park Manager or one of the Park Wardens. We are only there to advise you on the Parks facilities and the various models of caravan available. We strongly believe that the final decision should be yours to make without any pressure and in your own time. Some of our customers make several visits to the park before deciding on the right pitch and the right caravan, this is absolutely fine with us.
Q: I am thinking of paying a visit to to view the park and the caravans that you have for sale, should I just call in?
A: Although the reception is open for a lot of the time it is well worth phoning before hand to make sure that someone will be available to help you.
Q: How many beds are there?
A: A double and 2 singles. A travel cot can be provided in place of one of the single beds.
Q: Can more than 4 people sleep in the holiday home?
A: For the safety and comfort of guests, the maximum occupancy is 4
Q: What do I need to bring?
A: Towels, tea-towels and travel cot bedding. Everything else is provided.
Q: How old are the hire vans?
A: They are 3 years old, and are double glazed and centrally heated.
Q: Are they child friendly?
A: Each holiday home has its own enclosed deck, so children can play safely, if supervised.
Q: Are pets allowed?
A: Dogs are welcome in certain accommodation at an extra charge of £40.00 per bookng and strictly on a pre booked basis (no dangerous breeds) Please bring your own blanket for your dog as we cannot permit them to lie upon the bedding or upholstery. Dogs must be kept on a lead and exercised in the designated areas.
Q: Do I have to pay extra for the gas and electricity I use?
A: All costs are included in the initial price paid, there are no hidden extras.
Q: What time can I check in from?
A: Check in time is from 3pm
Q: What time do I have to leave the accommodation?
A: Check out time is 10am, but you are welcome to stay and make use of the facilities.
